Photo-day checklist

The majority of home buyers start their search online, so it is important to make the first impression count! Follow these tips to prepare your home for the best real estate photos possible.

Checklist, print version

General Cleaning Tips

Thoroughly clean the whole house
Turn all overhead lights and lamps on
Replace all burned-out light bulbs
Use bulbs of the same color type
Turn all ceiling fans off
Open blinds to let in outside light
Remove large personal photographs
Make all beds
Remove small floor rugs
Place all shoes/jackets in closets
Clean the windows!

Exterior

Remove empty planters
Use broom to remove cobwebs
Remove visible water hoses
Tidy up outdoor tables/chairs/cushions
Put away faded pillows and cushions
Turn on pool fountains/water features
Trim any dead branches or bushes
Remove trash cans
Clear backyard of pet waste/toys

Interior

Clear all countertops completely
Leave out no more than one small appliance in the kitchen
Clear refrigerator of magnets, papers, photos, etc.
Remove dishes from sink
Use decorative place settings if available
Feature one centerpiece like a bouquet of flowers
Straighten all chairs and space them evenly
Fluff and arrange furniture pillows
Remove kids' toys
Clear nightstands of all personal items
Store away phone/tablet charging cables
Clean under bed, removing items that may show
Leave out only new, unused towels
Remove soap, toothbrushes, deodorant, etc.
Put toilet seats down
Close closet doors
Place pet bowls in pantry or closet
Use lint roller on furniture to remove pet hair
Keep pets out of sight, in a crate or outside
Remove oversized furniture to open up space
